Risk 06 — Listing at the Wrong Moment

A window that is opening now

Florida already offers what wealthy relocating buyers prize most: no state income tax and no state estate tax. A third element is now on the horizon. In June 2026 the Florida Legislature passed HJR 1-F (House 75–26, Senate 30–9), a proposed constitutional amendment that would expand homestead benefits for new residents.

The buyers driving the strongest offers tend to act ahead of a deadline — not after it. Sellers who are positioned before that wave arrives capture it.

The practical effect for a seller is one of timing. Demand tied to year-end relocation tends to concentrate in late summer and early fall. A home brought to market with full media and full distribution before that window — rather than after it — meets buyers at the moment their urgency is highest.

HJR 1-F is a proposed constitutional amendment. It must be approved by at least 60% of Florida voters on the November 2026 ballot to take effect. If approved, the measure references a December 31, 2026 residency date for immediate homestead qualification, in place of the standard waiting period.
