According to the latest MLS statistics from the REALTORS® Association of Indian River County (prepared February 13, 2026), comparing January 2026 to January 2025:
 

Single-Family Detached Homes — The Star of the Show

  • Closed Sales: 256 units in January 2026 — up dramatically from 171 units in January 2025 (a whopping ~50% increase!).
  • Median Sale Price: $423,125 in January 2026 — up from $390,500 in January 2025 (solid appreciation of about 8%).
  • Active Inventory: 1,863 homes currently available — up significantly from 1,312 last year.
This means more homes are selling at higher prices even as more options hit the market. Buyers are jumping in, and values are holding strong — classic signs of a market gaining serious momentum.
 

Condominium Homes — A Different Story

  • Closed Sales: 70 units in January 2026 — up from 52 units in January 2025.
  • Median Sale Price: $185,250 in January 2026 — down notably from $275,750 in January 2025.
  • Active Inventory: 986 condos available — up from 873 last year.
The condo segment shows adjustment — higher inventory and softer prices create opportunities for buyers hunting value, while sellers may need sharp pricing to move units quickly.
