Where the seventeen additional closings came from
Read the price bands and the falling median explains itself. Closings under $600,000 rose from 7 to 12. The $600,000-to-$1 million band — the heart of the community — went from 10 sales to 22, a clean doubling. And the $1 million-plus tier recorded exactly 11 closings for the second consecutive year. Every one of the seventeen additional transactions arrived below $1 million. When a market adds that much depth underneath a stable luxury tier, the median must fall. It is arithmetic, not depreciation.
The entry point tells the same story from the other end. In 2025 the least expensive Sea Oaks closing was $400,000. In 2026 a Winding Oaks Circle tennis villa opened the ladder at $325,000 — and eleven Winding Oaks residences traded in seven months, against seven in the full 2025 window. Ivy Court, Fern Court, Palmetto Court, and Sable Oak Court all recorded closings this year after none traded in the 2025 period. Two Residences, Four Trades, One Answer

Medians move when the mix moves. The cleanest way to ask whether values moved is to find residences that sold in both windows. This year’s tape offers two — one from each end of the ladder — and they agree.
No adjustment is made here for condition or improvements between trades — the tape is simply the tape. But the direction is unambiguous, and it points the opposite way from the headline median. The least expensive product in the community repriced 12.7 percent higher. The residence that set 2026’s ceiling — at roughly $1,020 per square foot — is the same one that traded half a million dollars cheaper a year earlier.
The Ceiling Held, and the Towers Carried It
Inside the eleven seven-figure closings
The luxury tier’s composition shifted decisively toward the water. Ten of 2026’s eleven seven-figure closings were tower condominiums along North and South Sea Oaks Way and the West Orchid Island Circle riverfront — only one detached home, at $1,840,000 on East Orchid Island Circle, joined them. A year ago that tier was a nearly even blend of houses and condominiums. And while the blended per-foot figure across all 45 sales eased 2.4 percent on the broader mix, the $1 million-plus tier moved the other way: approximately $654 per square foot in 2025 to $708 in 2026, an 8.3 percent gain. Scarce oceanfront and riverfront position is commanding more per foot even as the community beneath it broadens.
