Search just went through its biggest overhaul in 25 years, and buyers are already asking AI who to hire. It is the question every Vero Beach luxury seller should now put to any agent they interview.

The real estate industry gathered in San Diego this week for Inman Connect, and the most consequential session was not about rates or inventory. It was about search. Jeff Lobb, founder and chief executive of SparkTank Media and Coach52, told the room that Google's pivot to AI-driven search — folding ever more query traffic into Gemini's conversational answers — amounts to the most significant change to search in a quarter century. It is quietly rewriting how buyers and sellers find their agents, lenders and attorneys, often before any agent knows a client was in the market at all.

The mechanics matter. Search used to mean a few keywords and a page of blue links. Increasingly it is a conversation: a direct question, a direct answer, and frequently no click at all. Lobb cited industry estimates of a 20 to 40 percent decline in traditional search-and-click behavior as AI answers absorb the queries that once produced a website visit. Buyers and sellers are asking AI platforms directly for home valuations, for agent recommendations, for referrals to attorneys and lenders. And the vast majority of agents, he argued, are simply not built to be found that way.
