A $1.8 trillion state economy has passed Australia and Mexico, with the global Top 10 in view by 2030. On the Treasure Coast barrier island, that abstraction has a very concrete signature: 62.7 percent of transactions close in cash.

Ranking a state against sovereign nations is usually a rhetorical exercise. This time the arithmetic is doing the talking. The Florida Chamber Foundation reported this month that Florida's gross domestic product has reached $1.8 trillion, placing the state 14th among the world's largest economies after growing 6.3 percent over the past year and moving past both Australia and Mexico. Central Florida's modeling-and-simulation sector alone runs to $11.6 billion. Tourism and agriculture remain foundational, but they no longer carry the load alone, which is precisely what makes the growth durable rather than cyclical.

Florida Chamber of Commerce President and CEO Mark Wilson framed the state's approach to Fox News Digital in plain terms: "If we would follow Florida's lead, everyone wins." He described the trajectory as the product of a deliberate twenty-year policy plan rather than an accident of weather.

The migration has changed shape, not direction

Here is the detail most national coverage misses. The daily headcount moving into Florida has come down substantially from its post-pandemic peak. Read that number alone and you would conclude the boom is over.

It is no longer predominantly retirees. It is business owners post-exit, executives with location flexibility, and families making a domicile decision ten years earlier than their parents did.

Three separate provisions compound into something that no single one of them accomplishes alone:

What the headlines leave out

A market analysis that reports only the favorable numbers is marketing, not analysis. Three qualifications belong in any serious conversation about buying here in 2026.

Insurance and carrying costs. Conditions have improved measurably from the 2022 to 2023 period, with rate relief filtering through to coastal policies, but insurance remains a material line item on any oceanfront or near-oceanfront property.
