How much can a Winnetka homeowner save in taxes by relocating to Vero Beach?

Florida levies no state income tax and no estate tax. A North Shore household can eliminate the state income component entirely and reduce its effective property burden by establishing Florida residency.

What is the December 31, 2026 deadline for Florida residency?

HJR 1-F passed the Florida Legislature in June 2026 and goes before voters in November 2026, requiring 60% approval. Establishing primary residency before December 31, 2026 positions a homeowner to benefit from the homestead protections under consideration.

How does Vero Beach pricing compare to Naples?

Comparable barrier-island product in Vero Beach trades at roughly a two-thirds discount to equivalent inventory in Naples.

Is Florida really the 14th-largest economy in the world?

Yes. The Florida Chamber Foundation reported in July 2026 that the state's GDP reached $1.8 trillion after 6.3 percent annual growth, placing it 14th globally when state-level output is compared against national GDP figures. Florida passed both Australia and Mexico to reach that position and now trails South Korea at No. 13.

What is the Florida Financial Trifecta?

It refers to three compounding tax advantages: no state personal income tax, no state estate or inheritance tax, and an effective property tax rate near one percent with homestead protections that cap annual assessment increases on a primary residence. Together they change the long-term math of holding a Florida property, particularly for households relocating from Connecticut, New York, New Jersey, Massachusetts, or Illinois.

Why does Vero Beach have the strongest all-cash real estate market in the country?

Vero Beach records a 62.7 percent all-cash transaction rate, the highest concentration of any major U.S. market. The barrier island draws a buyer profile with liquidity from business exits, portfolio positions, and prior home sales in higher-priced markets, and fixed coastal supply keeps that demand concentrated. The practical effect is that local pricing responds far less to mortgage rate movement than financed markets do.

How does Vero Beach pricing compare to Naples and Palm Beach?

Comparable barrier island product in Vero Beach trades at roughly a third of Naples pricing, a gap of approximately 66 percent. Travel + Leisure ranked Vero Beach second nationally among U.S. beach towns to buy in before prices rise in its July 2026 feature, citing that pricing differential against the Gold Coast markets.

When do I need to close to establish Florida residency for the tax year?

Florida domicile for a given tax year generally requires establishing residency before December 31 of the prior year, along with the associated filings. Because the closing date and the domicile filing are separate steps, buyers focused on a specific tax year should work backward from that deadline. Coordination with a domicile attorney and CPA is advisable.

Does a strong state economy mean Vero Beach prices will keep rising?

A growing economy supports sustained demand, but it does not guarantee appreciation on any individual property. Pricing still depends on inventory, community, condition, and the specific micro-market. Insurance costs and, for condominiums, reserve funding and lender warrantability standards remain genuine variables that require evaluation before an offer.

What is the Florida Financial Trifecta?

It refers to three compounding tax advantages of Florida residency: no personal state income tax, an effective property-tax burden near one percent with Save Our Homes assessment caps, and a proposed expansion of the homestead exemption to $250,000 under House Joint Resolution 1-F, which goes to Florida voters in November 2026.

What is the December 31, 2026 homestead deadline?

If voters approve HJR 1-F in November 2026, buyers who establish primary Florida residency on or before December 31, 2026 qualify for the full expanded homestead exemption as it phases in. Those who become residents after that date face a five-year transitional period limited to a $50,000 exemption before the full benefit applies.

Is the $250,000 homestead exemption current Florida law?

No. It is a proposed constitutional amendment (HJR 1-F) passed by the Florida Legislature on June 2, 2026. It takes effect only if approved by at least 60 percent of voters in November 2026, and phases in across 2027 and 2028. It does not apply to school-district property taxes.

Why are high-net-worth Northeast buyers relocating to Vero Beach?

Vero Beach combines Florida's tax advantages with barrier-island real estate priced roughly 66% below Naples and 50% below Miami, a 62.7% all-cash market insulated from rate volatility, championship private clubs, the Vero Beach Museum of Art and Riverside Theatre, and Cleveland Clinic Indian River Hospital.
